As of May 3, 2012 if you have United Guaranty for your current mortgage insurance, they will not transfer over your current mortgage insurance certificate without reviewing a full file from your current mortgage servicer. What if your loan has been bought and sold numerous time throughout the years? Well, if the current servicer does not have the original loan package than you will not get a loan approval from United Guaranty. That means you won’t be able to refinance under the Harp program. So what can you do? First you need to find your mortgage insurance certificate number. Then you need to call United Guaranty. Press 1 for the loan modification department. Give them your mortgage insurance certificate number. They will pull up your file. Then, they will tell you whether or not they are going to request a copy of the original loan package. If yes, than you need to forward their loan documentation list to your current mortgage servicer. You will need to request the documents from your current mortgage servicer to make sure they still have all the loan documentation. As companies are bought out, the odds of them loosing some of your loan paperwork increases. Then, forward over your electronic files to your loan officer to review to make sure that the necessary paperwork is there. If yes, than you will be able to continue on with the loan process. From there, your process should go smoothly.
