The whole Lending Tree concept is a scam that bilks thousands of consumers every day.
It was fishy when they first started and it’s grown even fishier since they began in 1998.
But don’t take my advice, read the facts as I present them here and make your own decision. I wouldn’t want it any other way!
This is why you should never, ever use Lending Tree for your Arizona mortgage needs…or any financial needs for that matter:
When I first heard about Lending Tree, it was over 5 years ago. The way that they were describing the site was from a perspective that made Lending Tree almost sound like a charity.
Such nice folks! They just want to help you find the best deal, because they are just super-cool people who have nothing better to do.
They just want to HELP you find the lowest mortgage rates? Isn’t that nice of them?
Well, after I looked at my so-called competition on their website; I realized I could beat every single lender on their page. I would simply introduce myself to Lending Tree and I would get every single client who has ever needed Arizona mortgage financing. I could easily beat all of my competition. I could then and I still can now.
Then I contacted Lending Tree and they told me that I would have to pay around $15,000 per year to be ONE of their lenders. They have many, many lenders in Arizona.
But when the loan consumer filled out a form to “find the best rate,” they would supply you with “up to four quotes.” How can that be? When I clicked on a page to see how many lenders were already using Lending Tree, it showed a couple of dozen lenders in Arizona alone.
But the consumer only gets “up to four rate quotes”?
Once I calculated how expensive it was to advertise on Lending Tree Scam; I had to calculate how much more I would have to charge my clients just so that I could beat Ditech or Quicken.
By the way, if I can’t beat Ditech or Quicken on any given day– I’ll just get out of the mortgage business. I can beat any quote you get from Lending Tree on any given day because I don’t have the added expense of paying for mortgage leads.
We don’t buy “leads” at Arizona Wholesale. We earn our clients because of our reputation. We get referrals. And we land in the natural search results in Google.
Lending Tree is a company that sells your name to mortgage companies with interest rates so high that they can actually afford to pay a middleman to suck you in with fancy advertising.

You can see that Lending Tree is a lead generation company. These are not my words; these words come directly from Lending Tree.
If you want to pay a very expensive service to be a middle-man in your loan process, go ahead and use Lending Tree or Lower My Bills or any of the other non-mortgage companies clogging up the search engines.
Any of these rip-off sites will be happy to promise you a mortgage and then sell your telephone number to mortgage companies with call centers that will harass you day and night.
Once you provide your telephone number to Lending Tree, they can call you all of the time, because they have “established a relationship” with you. It does not matter if you are on the Do-Not-Call list or not.
Speaking of that– I suggest you put your telephone number on the do not call list right now.
