Purchase Guidelines:

FHA loan require a down payment in the amount of 3.5% of the purchase price.  On a $100,000 home that’s a total of $3500 for your down payment.

Conforming loans require you to put 3% or 5% down on a home mortgage.  What’s the difference between a 3% and a 5% mortgage?  A 3% down loan requires 3-4 months for reserve requirements while your typical 5% down conforming loan does not.  A 3% down loan program also requires a higher fico score.  The 5% down loan usually requires 1-2 months for reserve requirements and accepts lower fico scores.

VA loans do not require any money down nor do they require mortgage insurance.

USDA Rural Housing loans do not require any down payment.
