Payroll Tax Cut Takes The Toll On Fha Loans

Rumor has it that we maybe seeing an increase in fha premiums very soon to cover the payroll tax cut expense.  It is estimated that the increase maybe anywhere from 10 basis  to 25 basis points.  What does this mean?  Well for starters it’s going to make obtaining a conventional loan much more cost effective. Conventional loans only require five percent down payment with a high enough fico score.  There is no upfront MI on a conventional loan.  Your monthly payment is caculated on your actual loan amount  unlike  an fha loan.  Also, the monthy MI is alot cheaper on an fha loan. ...

New DU Release Implementation

Fannie Mae upgraded its system this weekend to include new loan limits for all fha and va loans.  Fha county loan limits will be effective through the end of 2012.  Va loan limits will remain in effect until further notice. Remember FHA loans require 3.5% down payment while VA loans do not require any down payment at all.   Va loans do require a middle fico score of 620 or higher.  On a VA refinance you will need a middle fico score of 640 or higher.  On an FHA refinance you will also need a middle fico score of 640 or higher.

Living In Arizona
