Refinancing isn't a single product - it's a family of them, each built for a different goal. Picking the right one is what turns a refinance from "paperwork" into a smart financial move.

This guide focuses on the two things that trip people up most: the types of refinance available to Arizona homeowners, and how the process actually works from start to finish. The Main Types of Mortgage Refinance

Rate-and-Term Refinance

This is the classic refinance. You replace your existing mortgage with a new one to change the rate, the term (how many years you have to pay it off), or both. No cash comes out of the deal - the balance stays roughly the same.

Arizona homeowners use a rate-and-term refinance to lower a monthly payment, shorten a 30-year loan into a 15-year loan to build equity faster, or move out of an adjustable-rate mortgage into a fixed payment they can count on. It's the simplest type and usually the cleanest to qualify for.

Cash-Out Refinance

A cash-out refinance replaces your mortgage with a larger loan and hands you the difference in cash at closing. If your Phoenix or Tucson home has gained value and you've paid down your balance, that built-up equity becomes money you can use - for home improvements, paying off higher-interest debt, or other major expenses.

The trade-off: you're borrowing more and resetting your loan, so it pays to be deliberate about how much you take and why. Most cash-out programs let you borrow up to a set percentage of your home's value, with the exact limit depending on the loan type and your credit profile. FHA Streamline Refinance

If you already have an FHA loan, the FHA Streamline is designed to make refinancing faster and lighter on paperwork. It typically requires little to no income documentation and often no new appraisal. The catch is in the name - it's only for homeowners who already have an FHA mortgage.

There are a few rules to know: the refinance must produce a real benefit to you (a "net tangible benefit," such as a lower payment), FHA mortgage insurance still applies, and there's a seasoning requirement - you generally need to have had the loan for about 210 days and made roughly six on-time payments before you're eligible.

VA IRRRL (VA Streamline)

Arizona's large veteran and active-duty community has its own streamlined option: the VA Interest Rate Reduction Refinance Loan, or IRRRL. Like the FHA Streamline, it's only for homeowners who already have a VA loan, and it's built to be quick - usually with reduced documentation and, in many cases, no new appraisal. The VA's signature perks carry over too: no monthly mortgage insurance, and a funding fee that's waived for some veterans.

USDA Streamline Refinance

If you bought in one of Arizona's eligible rural areas with a USDA loan, you may qualify for a USDA streamline refinance to lower your rate and payment with a simplified process. As with the other streamlines, the core requirement is that you already have a USDA loan to begin with.

How the Refinance Process Works, Step by Step

No matter which type you choose, the path looks broadly the same. Here's what to expect.

  1. Set your goal. Decide what you're actually trying to accomplish - a lower payment, a shorter term, cash in hand, or out of an adjustable rate. Your goal points you straight to the right type of refinance.
  2. Apply and submit documents. You'll complete an application and provide the basics: income (pay stubs, W-2s or tax returns), assets, and details on your current mortgage. Streamline programs ask for much less than a full refinance.
  3. Underwriting reviews the file. The lender verifies your information, checks your credit, and confirms you meet the program's requirements. This is where preparation pays off - a complete file moves faster.
  4. The appraisal (when required). Many refinances include an appraisal to confirm your home's current value, which determines how much you can borrow - especially on a cash-out. Several streamline programs skip this step entirely.
  5. Approval and closing disclosure. Once approved, you'll receive a Closing Disclosure laying out your new rate, payment, and costs. Federal rules give you time to review it before you sign.
  6. Sign and fund. You close with an Arizona title or escrow company, just like you did on your original purchase. On a refinance of your primary residence, federal law gives you a three-business-day right to cancel before the loan funds.

The whole process commonly runs a few weeks from application to funding, though streamline refinances often move faster because they require less documentation.
