No PMI Required

VA Loans don't require monthly mortgage insurance, saving you hundreds every month.

Lower Interest Rates

VA Loans typically offer lower interest rates than conventional or FHA loans.

The Basics

A Benefit You've Earned

The VA Mortgage is a home loan benefit guaranteed by the U.S. Department of Veterans Affairs. It was created in 1944 to help returning service members achieve the American Dream they fought to defend.

It is widely considered the best mortgage product on the market, offering terms that conventional borrowers simply cannot get.

Who is it for?

Veterans, Active Duty, National Guard, Reserves, and Surviving Spouses.

What can I buy?

Single-family homes, condos, multi-unit properties (up to 4plex), and manufactured homes.

How It Works

1

Private Lenders Lend

Banks and brokers (like us) fund the loan

2

VA Guarantees the Loan

Backing typically 25% of loan value

3

You Get Better Terms

0% Down, No PMI, Lower Rates

The 5 Pillars of the VA Benefit

Why knowledgeable homebuyers choose the VA loan over every other option available.

No Down Payment

Purchase a home with $0 down. For a $400k home, that saves you $12k-$80k upfront compared to other loans.

No Mortgage Insurance

Conventional buyers pay PMI until they have 20% equity. VA buyers never pay this monthly fee, saving $100-$400/mo.

Lower Interest Rates

Because the government backs the loan, lenders take less risk and pass the savings to you in the form of lower rates.

Easier to Qualify

Flexible credit requirements and higher debt-to-income ratios allowed. The VA wants you to use this benefit.

Lifetime Benefit

It's not a one-time use. You can use your VA entitlement over and over again for future home purchases.

Limited Closing Costs

The VA limits what fees you can be charged. Sellers can also pay up to 4% of closing costs and concessions.

Who Is Eligible?

Most members of the military, veterans, reservists, and National Guard members are eligible to apply for a VA loan.

Active Duty Service Members

90 continuous days of service.

Veterans

Length of service requirements depend on when you served (typically 90 days in wartime, 181 days in peacetime).

National Guard & Reserves

90 days of active duty (under Title 10) or 6 years of creditable service.

Surviving Spouses

Unremarried spouses of veterans who died in service or from a service-connected disability.

Note on Discharge Status: You generally need an "Honorable" or "General (Under Honorable Conditions)" discharge. Other statuses may require a review.

Certificate of Eligibility (COE)

This is the document that proves to lenders you are eligible. You don't need it to start the process, but you will need it to close.

We Can Get It For You

As an approved lender, we can usually pull your COE instantly through the VA's online portal.

The VA Funding Fee Explained

To keep the program running without taxpayer money, the VA charges a one-time "Funding Fee." This fee is typically rolled into the loan, so you don't pay it out of pocket.

Are You Exempt?

Veterans with a service-connected disability (10% or higher) pay $0 funding fee.Purple Heart recipients and surviving spouses receiving DIC are also exempt.

The Road to Homeownership

1

Get COE & Pre-Approved

Establish your eligibility and budget. Sellers need to see you are a serious buyer.

2

Find a Home & Offer

Shop with your agent. Submit an offer. Once accepted, the clock starts ticking.

3

VA Appraisal

A VA-assigned appraiser checks the home's value and safety (MPRs). This protects you.

Close & Move In

Sign the paperwork. Get the keys. Enjoy your new home with $0 down.

Busting Common VA Loan Myths

Don't let misinformation stop you from using your hard-earned benefit.

Myth: "VA Loans take forever to close."

Fact: According to Ellie Mae data, VA loans close in about the same timeframe as conventional loans (approx 40-45 days). The "slow" reputation is from decades ago.

Myth: "You can only use the benefit once."

Fact: The VA loan is a lifetime benefit. You can reuse it for every home purchase. If you pay off a VA loan, your full entitlement is restored.

Myth: "Sellers don't like VA offers."

Fact: While some uneducated agents may steer sellers away, a good loan officer (like us) calls the listing agent to vouch for the strength of your file. VA loans have a very high closing success rate.
